Regional Planning Law 2006, all individuals and organizations seeking to develop their land in Ondo State can apply for a development (building) permit through the following process:<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-2341300 elementor-widget elementor-widget-heading\" data-id=\"2341300\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">RELEVANT MDAS TO INTERRACT WITH<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-6b6a498 elementor-widget Environment<br \/>(iv) Office of the Surveyor General.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-b70ab12 elementor-widget class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">STAGE 1:<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-bc7dc9c elementor-widget elementor-widget-heading\" data-id=\"bc7dc9c\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">PROCESSING OF LAND USE CLEARANCE (CHANGE OF USE) <\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-3ef19e2 elementor-widget elementor-widget-heading\" data-id=\"3ef19e2\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Requirements<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-2060801 elementor-widget elementor-widget-heading\" data-id=\"2060801\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">i. A letter of application from the applicant through a consultant registered with the Ministry of Physical Planning and Urban Development <a href=\"https:\/\/ondostate.gov.ng\/wp-content\/uploads\/2022\/11\/REGISTERED-CONSULTANTS.pdf\" style=\"color:#0645AD\" target=\"_blank\"><b>(List of registered and approved consultants attached see annex 1).<\/b><\/a> This process is applicable to new building and renovation building both for individual and organization. Please note that the State Government do not issue application form, however the application letter from the applicant is free and no cost whatsoever is attached. The application letter will be submitted by the consultant for processing at any office of the Ministry of Physical Planning and Urban Development (Headquarter and Area Offices) as detailed in Annex 3.\n<br><br>\nii. Payment of prescribed fee for Land Use Clearance ranging between <b>N5,000 to N50,000 depending on the location and nature of use; Note that this is not applicable where the land is use for it designated purposes; <a href=\"https:\/\/ondostate.gov.ng\/wp-content\/uploads\/2022\/11\/Building-Permit-Assessment-fees.pdf\" style=\"color:#0645AD\" target=\"_blank\">(see the list of fees attached in Annex 2)<\/b> <\/a>\n<br><br>\niii. The payment for the prescribed fee for the land use clearance shall be paid to the State Government account in any of the Commercial Banks. The Process for the payment are as follows: \n<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-5bbf9bc elementor-widget elementor-widget-heading\" data-id=\"5bbf9bc\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">(a) Obtain payment advice from the Area office of the Ministry of Physical Planning and Urban Development; \n<br>\n(b) Pay into any Commercial Bank in the State using the Revenue code on the payment advice and obtain teller for payment; \n<br>\n(c) Exchange the teller with E-Receipt from the ODIRS official within the Bank where the payment was made;\n<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-e9813d2 elementor-widget elementor-widget-heading\" data-id=\"e9813d2\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">iv. Documents required for processing Land Use Clearance are<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-4e61e95 elementor-widget elementor-widget-heading\" data-id=\"4e61e95\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">\u2022 A copy of the E-receipt \n<br>\n\u2022 A copy of Survey plan of the site as approved by the Surveyor General of the State (See the process for obtaining survey plan approval in step (v) below) \n<br>\n\u2022 Evidence of payment of three (3) years Tax Clearance and Development Levy\n<br>\n \u2022 A copy of working drawing on A4 paper\n<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-bc00d1d elementor-widget elementor-widget-heading\" data-id=\"bc00d1d\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">v. Processes and Procedure for Survey Plan Approval <\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-098cce9 elementor-widget elementor-widget-heading\" data-id=\"098cce9\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">\u2022  Submit two copies of the survey plan for costing at the Surveyor General\u2019s office at the Ministry of Land and Infrastructure Building, Oyemekun Road Akure.\n<br>\n\u2022 Obtain payment advise from the office of the Surveyor General \n<br>\n\u2022 Pay the prescribed fee into ODSG account in any commercial bank operating the State using the revenue code on the payment advice \n<br>\n \u2022 Obtain the bank teller for exchange of e-receipt from ODIRS at Revenue House, Igbatoro Road, Akure, Ondo State\n<br>\n\u2022  Bring the e-receipt to the office of the Surveyor General for the processing of approval\n<br>\n\u2022 Collect the approved Survey Plan from the State\u2019s Cadastral office located within the premises of the Ministry of Lands and Infrastructure\n<br>\n\u2022 The time frame for the processing of the Survey Plan approval is Seven (7) days.\n\n<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-7cf9292 elementor-widget elementor-widget-heading\" data-id=\"7cf9292\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">STAGE 2:<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-7cdec62 elementor-widget elementor-widget-heading\" data-id=\"7cdec62\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">PREPARATION AND SUBMISSION OF ALL RELEVANT DOCUMENTS (HARD COPY) FOR THE BUILDING PERMIT\n<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-00918b2 elementor-widget elementor-widget-heading\" data-id=\"00918b2\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">The following documents must be submitted at the Area office of Ministry of Physical Planning\nand Urban Development for assessment where the project is located <a href=\"https:\/\/ondostate.gov.ng\/wp-content\/uploads\/2022\/11\/List-and-Address-of-all-Area-offices.pdf\" style=\"color:#0645AD\" target=\"_blank\">(See Annex 3 for the list of\nour Area Offices).<\/a><\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-a9ce047 elementor-widget elementor-widget-heading\" data-id=\"a9ce047\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">i. Submission of the Architectural Drawings and other working drawings (5 sets) on A3 paper \n<br><br>\nii. Approved Survey Plan of the site from the Office of the Surveyor General following (See Stage 1(v) above) \n<br><br>\niii. A copy of three (3) years Tax Clearance and Development levies. These can be processed via www.odirs.ng \n<br><br>\niv. The CofO of the site or An evidence of processing of the C of O; \n<br><br>\nv. The Environmental Impact Assessment (EIA) Report of the project from the Ministry of Environment, 3rd floor, State Secretariat Complex, Alagbaka Akure if the project is related to Gas, Petrol Station, and Industrial development <a href=\"https:\/\/ondostate.gov.ng\/wp-content\/uploads\/2022\/11\/procedure-of-EIA-Approval-procedure-1.pdf\" style=\"color:#0645AD\" target=\"_blank\">(The process to obtain EIA report and the timeframe is detailed in Annex 4). <\/a>\n<br><br>\nvi. Site Analysis Report by a TOPREC registered Town Planner. \n<br><br>\nvii. Fire Service Report from Ondo State Fire Service, Police Report from any of the Police Station within the State and Department of Petroleum Resources (DPR) report from the DPR office in the State (in case of Petrol station and Gas Station) \n<br><br>\nviii. Five (5) copies of A3 sized Structural Working Drawings &amp; details, sealed, stamped, and endorsed by a COREN registered structural engineer (for high-rise buildings, warehouses, petrol\/gas stations &amp; others with special structural requirements); \n<br><br>\nix. Structural calculation sheets, letter of attestation of design, sealed, stamped, and endorsed by a COREN registered structural engineer (for developments listed in viii above); \n<br><br>\nx. Soil investigation report (for high-rise building that exceeds four floors). \n<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-3658175 elementor-widget elementor-widget-heading\" data-id=\"3658175\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">STAGE 3:<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-20394ed elementor-widget elementor-widget-heading\" data-id=\"20394ed\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">PAYMENTS AND PROCESSING <\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-970232b elementor-widget elementor-widget-heading\" data-id=\"970232b\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">i. Payment of Pre-screening fees ranging from 5,000 \u2013 20,000 depending on type and location of the development  <a href=\"https:\/\/ondostate.gov.ng\/wp-content\/uploads\/2022\/11\/Building-Permit-Assessment-fees.pdf\" style=\"color:#0645AD\" target=\"_blank\">(The fees for various types and location of development are detailed in Annex 2). <\/a>\n<br><br>\nii. Evidence of payment to ODSG treasury by providing E- receipt from ODIRS of all relevant fees such as assessment fee, development levy, and other associated charges; (see stage 1 (iii) above). <b>Please note that the acceptable proof of payment is the E-receipt generated from ODIRS <\/b>\n<br><br>\niii. Upon Submission of the application, applicants will be provided a unique Application Reference Number and an Acknowledgement Letter that carries the file number for the application. \n<br><br>\niv. Processing <b>Timeline for building permits will be within 14 working days<\/b> after all payments has been made and confirmed.\n<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-97488e0 elementor-widget elementor-widget-heading\" data-id=\"97488e0\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">STAGE 4:<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-ed0abcd elementor-widget elementor-widget-heading\" data-id=\"ed0abcd\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">COLLECTION OF CERTIFICATE\n<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-e9bd7e5 elementor-widget elementor-widget-heading\" data-id=\"e9bd7e5\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Successful applicants are notified via text or call upon the completion of the approval process for the collection of their approved plan at the Area offices of the Ministry of Physical Planning and Urban Development depending on the location of the application. Collection can be done between 8:00am and 4pm (Monday \u2013 Friday, excluding public holidays). Contact the Area offices of the Ministry of Physical Planning and Urban Development in the location of application if you have not received your collection notification after 14 working days after all requirements have been met.\n<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-04fcc68 elementor-widget elementor-widget-heading\" data-id=\"04fcc68\"
